Starting Construction? Know the prerequisites! Step-by-Step Process

  • Proper Documentation: Get your documentation done on priority, here is the list of documents that are required before the start of construction: 
  • Khata Certificate and Extract: This is the most important legal document that constitutes details about a particular property
  • Tax receipts
  • Encumbrance Certificate
  • Mother Deed and Grant Deed (Gift Deed, if any)
  • Identifying the Right People for your Project and Start Designing:

  • Plan Approvals:  Before the commencement of construction, it is necessary to get the plan sanctioned or plan approvals from respective authorities like BBMP, BDA, BIAAPA, BMRDA, Gram Panchayat etc. The process of getting the plan sanctioned for construction in Bangalore requires the submission of the necessary documents mentioned above along with the KYC of the property owner, blueprints and application form. Post the submission of these documents, they are validated, verified, and approvals are sanctioned. 
  • Planning your Project/Financials: Now that you have started with the process, planning your project and ensuring sufficient cash flow during all milestones is pivotal. This is a very crucial decision before construction, decide on how you are going to fund the project whether savings will suffice the need and/or loans or any other dependencies.
